The word everyone hates! But, one of the first things you need to think of when renovating is ‘what is my real budget?’ Too many people start their renovation thinking everything will go to plan and they will not have to spend extra – this is rarely the case, except with fixed price quotes. Make sure you know your real budget – what you can afford to spend and ask for a fixed price quote.  
 
2. Design
The next step is to sit down and plan what you really want to happen in your renovation. You may have grand ideas, but remember to check the functionality and practicality of what you plan to do. A professional designer who is local to your area can be a big help with a knowledge of specific weather patterns, council regulations and other aspects. It is well worth investing $300-$500 to get some basic plans done.  
 
3. Should I Stay or Should I Go?
Remember that renovations can cause a major disruption during construction, so a very serious point of consideration is whether or not you choose to stay in the home or to move out. Imagine a non-functioning bathroom, half a kitchen and building material in the hallway? How will this affect you and your family? Ask a builder who specialises in renovations to give you a better understanding of how to minimize the impact, before you decide to stay or go. 
 
4. DIY or Builder?
Do you have a full time job? Children? Building Knowledge & Strength to carry out the job, not to mention Plenty of Time? If not then choose a BUILDER. Building yourself sounds exciting but in reality it can be very stressful and in some cases more costly.  Renovating with the experts means you can take advantage of their excellent buying power and of course expertise. Choose a builder!
