Extension for Expanding Household & Bathroom Reno

The homeowners came to us needing more space for the extended family. They were weighing up whether they sold the property or completed renovations. The end goal was a home that gave them more space as well as achieving a healthy home standard. We started the DPC process to show them what we could achieve within their property and what the cost would be. During the design phase the owners felt confident that renovating the property was the right path for them to go down.

 

We extended one end of the house to create a new master bedroom and ensuite along with a second lounge, which gives them the opportunity to have a space for themselves as well. One of the existing bedrooms was turned into a home office so the family could work from home as required. And the existing wrap around deck was extended to continue around the new areas.

 

As the extension project was going through the design stages, we undertook some insurance work for the client. There had been a leak that had caused damage in the separate toilet and was needing to be repaired. While doing so, we also completed a full renovation of the adjoining main bathroom. The space was dated and needed a refresh. We kept the fixtures in the same space to reduce costs. We installed a St Michel timber look wall-hung vanity along with bathroom fixtures from Mico Plumbing. A large neutral coloured tile was sourced from Tile Warehouse and was installed at half height around the room and full height within the bath/shower area.

It wasn’t long after the main bathroom renovation was completed that consent was received for the extension project and we could begin construction. One of the complications we had on this project was that the existing cladding could no longer be sourced. We worked through a solution with the client, and we made a feature of the extension by using a vertically grooved panel cladding from James Hardie. When it came to selecting bathroom fixtures for the new ensuite, the client wanted a similar look and feel to the main bathroom but also wanted to give the ensuite its own identity. We stuck with the same calming and neutral colours but went with brushed nickel tapware from Mico and with a newly released vanity from St Michel – The Savoy. We continued the pine deck to wrap around the new extension, which can be accessed through the ranchslider from the newly formed living space. The second living space is large enough for a cosy family night in or to create a space so someone can have peace and quiet when its needed.

One of the other points the clients wanted to achieve was a warm and healthy home. The existing joinery was single glazed and the home lacked insulation. While we were putting in new insulation and double-glazed joinery in the extension, we also upgraded all the existing joinery to double-glazed and increased insulation in the bedrooms of the existing home.

We had a new living area and bedroom with ensuite added to our 1980's house. We also had our existing bathroom and toilet upgraded, all windows throughout house double glazed, insulation put in, down lights put in and electrics upgraded - which was a lot to coordinate and the team at Smith and Sons did a fantastic job.
