Total Makeover into a Warm & Healthy Home

When our clients first came to us looking to renovate, their main goal was to add more space for their growing family. Firstly, they needed a private area for their parents, who had recently begun living with them. Secondly, they wanted to add an extra bedroom to the home and transform the homes closed floor plan layout into open plan living.

To achieve a private area for the parents, while keeping within the client’s budget, the standalone double garage was converted into a sleep-out.  The garage was stripped right back to its frames and a bathroom, separate bedroom and large living room were constructed within. New insulation was fitted, all new double glazed joinery installed and the exterior of the building was cladded with linea weatherboards. The parents now have a space to call their own.

We then extended the main house by 20m2 to create a new master suite and form a larger bedroom.  A few internal walls were removed to achieve the open plan layout the homeowners dreamed of. The house, like the sleep-out, had its aged cladding replace with all new linea weatherboards. The old tiled roof was taken off and a new coloursteel roof fixed in its place. The new look to the exterior of the home certainly has increased its street appeal. The existing bathroom was dated and needed a refresh. The bathroom was taken back to its frames and then re-done to include tiled floors, tiled shower, new fittings and fixtures. The home had all new insulation and double glazed joinery to make the home a warm and healthy one.

A new kitchen was installed, which was designed by the team at Kitchen Inspirations. It includes plenty of storage and fits perfectly into the new open area that was shaped from removing walls. On the homeowners wish-list, was adding a scullery to the home. To keep within budget, we decided to utilise the generous existing laundry room and create a space that gave them both a laundry and a working scullery. Lastly, an ensuite was created and a large walk-in-wardrobe to give the clients a master suite.

This renovation came with many challenges, when we were working through the planning stage of this project we realised they were in the flight path in Council regulations. This meant extra tests with regards to ventilation and noise. Then once we had completed the garage conversion, prior to starting work on the house, we had to get an asbestos test done as we suspected that the existing roof product contained asbestos. When we received the asbestos results, we were surprised to find it was everywhere… In the roof, existing cladding and in the existing vinyl flooring. This caused a significant delay to get it all removed at the same time. On top of this, we were carrying out this work during a year of lockdowns and uncertainty, but we worked with our clients through all these challenges.

The result after working through all these challenges is a warm and healthy home that invites family time while still giving every member their own space to escape to and even better the clients are in love with their home again.
