Internal Deck Removal & Master Bedroom Expansion

The owners of this home, constructed in the 1990s and nestled in the Karaka region, first engaged our team at Smith & Sons Franklin with a pressing issue: the removal of a leaking internal deck on the second floor. This deck, linked to the master bedroom, not only suffered from water tightness issues but also displayed signs of significant wear and tear, demanding immediate attention. To address this challenge, we proposed a solution involving the complete removal of the internal deck and the expansion of the master bedroom into this space. Since both the master bedroom and ensuite bathroom featured a raking ceiling, our design incorporated a gable roof to seamlessly integrate the extension.

The extension's exterior was enhanced with Truwood cladding, renowned for its durability and sleek appearance. A fresh coat of paint further revitalized the homes exterior appearance. Additionally, brand new Colorsteel gutters and Marley downpipes were installed. The homeowners expressed a desire to preserve the romantic "Romeo and Juliet" aesthetic of a balcony. Therefore, we installed a generously sized double-glazed aluminum duo stacker, featuring Low E Glass, to meet todays standards and fulfil their vision. To ensure safety, a Facefix Aluminium Balustrade was fitted outside the ranchslider as a protective fall barrier.

Internally, we revamped both the master bedroom and ensuite bathroom. After framing up the new space to accommodate the expanded master bedroom, insulation was installed within the walls, ceiling, and underfloor area. Following this, fresh wall linings were fitted, plastered, painted, and finished with new architraves. To complete the transformation, the skilled team from JB's Flooring Xtra installed luxurious new plush carpeting throughout.


In the ensuite, the elimination of the racking ceiling created more functional space for us to utilize effectively. We completed a full makeover of the room, which involved removing the old skylight and installing two new aluminium windows, both featuring Low E Glass. The introduction of these new windows, combined with the light neutral color scheme of the room, has significantly enhanced the brightness of the space. The ensuite was tiled floor to ceiling, featuring a generously-sized tiled shower enclosed with frameless glass. All bathroom fittings were replaced with new ones, carefully selected from Mico. The standout feature of the room is undoubtedly the double vanity in a wood grain finish, adorned with double vessel basins. Additionally, a recessed mirror cabinet, skillfully framed by our builders, adds another notable element to the space.
